Prohibited Electrical Use in Detached Garages

  • Charging of electric cars, e-bikes, e-skateboards or any type of electric vehicle is strictly prohibited in Sea Point detached garages.*
  • Plugging in power tools, electric appliances (for example, refrigerators or freezers), or any other type of electrically powered equipment is strictly prohibited in Sea Point detached garages.*
  • The only permitted use of the electrical wiring in detached garages is to power the garage door and overhead light. Running any other type of electrical device is a serious fire hazard. Sea Point's detached garages have low amperage wiring that does not have the capacity to safely power any devices other than garage doors and overhead lights.
  • The electricity used in detached garages is paid for by the HOA. If the electricity is used for any purpose other than running a garage door and overhead light, the homeowner will be billed for the electrical use. Fines and suspension of tennis court and pool privileges may also apply.
* There are two types of garages at Sea Point:
  • Attached garages that are integrated into the living unit (Dover and La Costa models).
  • Detached garages that are separate from the living unit (Avalon, Biscayne, and Capri models). Detached garages are also referred to as "Common Area Garages" because the HOA maintains the buildings in which detached garages are located and pays for the electricity used in the garages.  
The prohibitions of electrical use outlined above apply only to homeowners of detached garages at Sea Point (Avalon, Biscayne, Capri models).
